Why washing is usually first
Florida walls collect mildew, algae, dust, salt, cobwebs, pollen, and chalk. Paint applied over contamination bonds to residue instead of a stable surface.
Pressure must match material
Stucco, wood, siding, screens, seals, and trim do not tolerate the same pressure. The goal is controlled cleaning, not cutting into the surface.
Washing does not replace repairs
Loose paint may release, but scraping, sanding, caulk, cracks, and damage still need attention after drying.
Dry time is part of the system
Humidity, shade, airflow, wall thickness, and rain affect moisture. Coating should not begin simply because the surface looks dry.

Ask what washing includes, how surfaces are protected, how dry time is determined, and how chalk or mildew is handled.
